We oriented the building parallel to the perimeter of the allowed construction area to maximize both eastern and western light and views, while ensuring optimal cross ventilation for the apartments. Each unit features a terrace that offers views of both the ocean (east) and the bay (west).

The new tower rises from a platform suspended 15 feet above ground level, creating a building garden below and offering a large private terrace with breathtaking bay views. This level also includes a gym and an open-air pool.

The first-floor lobby, located beneath the platform, is fully glazed, with two elevator and stair cores floating within the space, allowing for an open, unobstructed view between the interior and exterior. The platform is elevated 2 feet above ground to facilitate natural ventilation for the underground parking.

By modifying the coastline along the property, we’ve incorporated private docking access directly at the lobby level, seamlessly integrating the building with the surrounding water.
